The story

What the customer called about

A tenant's hot water was working on and off.

What we found

This is a multi-tenant apartment building. The unit had very little hot water and went lukewarm after a short while. The cause was a failed check valve on the recirculation pump. It had kept both 40-gallon heaters running constantly for years, and their heating elements had burnt out.

What we couldn't know until we opened it up

What was actually causing the lack of hot water, until we traced it back to the recirculation check valve.

The options we gave them

Option 1: replace all the elements in both 40-gallon heaters. Option 2: replace both tanks with one Essency, which delivers about the same hot water as the two tanks together and uses much less energy.

What they chose, and why

The Essency, instead of repairing two worn-out tanks.

The work

  • Removed both 40-gallon water heaters and the recirculation pump system
  • Removed the divider shelf between the two tanks
  • Installed and programmed a new Essency water heater
