Bathroom plumbing updates can have a big impact!
When you prepare your Triangle Area residence for selling it, or want to update a rental property, you will want to be sure that it will look and “be” its best. The obvious preparation items, such as paint, flooring, etc., almost always get done. But let’s continue reviewing the less obvious repairs and upgrades that can really set your property apart.
In our first article of this series, we mentioned some of the easily overlooked things, such as a leaky shower drain that might be causing water damage, or damaged or mis-matched bathroom fixtures, and deciding whether they should be replaced, for visual impression, and/or for home inspection purposes.
We also mentioned that the parts of the home that use plumbing a great deal are some of the most important areas, for many people. When we buy or rent a new home, the kitchen and bath are high on our priority items.
There is a good chance that there are several repairs and/or upgrades that can be made, and you might not have thought of them. For that reason, we’ve put together the following to help get your place functioning at – and looking – its best!

This month – Bathroom Plumbing tips for selling or renting
As in the kitchen, a damaged or dull sink in the bathroom can be a major turn-off for prospective buyers/renters. The professionals at Arc Plumbing can replace your sink, either in-counter, classic-look pedestal, or wall-hung, for a small footprint.
If the sink itself is fine, but the faucet is leaking, we may be able to repair it, or install a replacement faucet. We again recommend that you don’t go overboard with the replacement, except to match your existing style. Same goes with the tub spout. Replacing a worn or unattractive one will give the tub a clean, cared-for look.
P-Traps, Water Supply Lines
You should definitely consider replacing P-traps that are worn out. Neat, new piping makes for a well-maintained appearance. There are decorative P-traps to use for an exposed trap to make it match your fixtures. A great way to improve the bathroom’s appearance!
Supply lines for the all of the bathroom fixtures should be replaced if they haven’t been recently, or if they show any signs of damage or wear. Stainless steel flex lines are usually the best bet. Each supply should have a shut-off valve on it, and any that appear worn or are inoperative need to be replaced immediately.
Bathtub, Shower Improvements
Another small update that makes a big difference is an update to the trim around the tub or shower. And do replace the escutcheons with finish-matching ones, to complement the whole look of the room.
Be sure to inspect your shower drain – if it is old or damaged, or just needs a new cover, be sure that item is fixed. New owners do not want to inherit any water damage.
The Toilet
If your toilet really needs replacing, do so. A new toilet makes a huge difference, not only in appearance: it is one of the most-used and water-intensive fixtures in the home, reducing its water use with a new low-flow model can save a ton. If you don’t need to replace the toilet, do make sure that it is functioning at its best. If it’s having some problems, our plumbers can help you figure out what repairs must be done.
